Tips for Buyers


1.  If you are investing there are 3 rents – summer rent, winter rent and ‘real rent’.  Always ask the salesperson what the real rent is – what amount you can get for the property 52 weeks of the year?

2.  Where do the breezes come from in Byron Bay?  From the north comes the summer winds.  Whilst they are strong and unrelenting at times, without them it would be hard to live here in summer.  Check that the property you are buying gets these winds.  From the south comes the southerly changes – the rain and bluster that often cools us down after days or weeks of heat.  It also brings the swell.  From the west comes the coolest winter winds.  We do not get snow, but it certainly gets cool enough to go looking for mothballed jumpers.  A summer westerly means painful and punishing heat that only a jump in the ocean will relieve.

3.  What ASPECT?  North is still the best way to face for a home or apartment.  North gives you winter sun and summer breezes.  Lots of Victorians like west-facing aspect because it yields great winter sunsets and afternoon warmth.  South-facing is definitely cooler.

4.  Check out a street or locale at different times of the day, and talk to the locals.

5.  Walk around an area – don’t always drive.  You will see and feel ten times more walking.  Perambulation is THE best way to get the feel of an area.  Stop and chat.  The community in Byron Bay does not move as quickly as city folk so you might find people are really happy to have a chat.

6.  Read the history of an area – either on our website or in the book, “Time and Tide”.  Knowing a little about the history of your street or precinct might make it more appealing to you and your family.

7.  Ask for a Market Report – an extensive, pictorial report on the recent sales in one of the 14 precincts in the Byron Bay region.  This information about sold properties and for sale properties will allow you to be fully informed and educated about the prices in any areas you might be interested in moving to.

8.  Read Byron Bay First National Real Estate Quarterly Newsletter.  It has articles about all things property-related – Tax, Council issues, Town Planning changes, recent sales and more.  All these things are listed for our education.  It is FREE.

9.  Browse our website.  It has heaps of information that any buyer would find very useful when looking for a home or investment.
