That landlords are responsible for the maintenance of an investment property but it is your responsibility as a tenant to report any maintenance issues within a timely manner. Failure to report maintenance issues may leave you liable for any damage which occurs as a result of the original issue not being reported.
As an example, if there is a water leak in the roof and the ceiling ends up collapsing in because the issue was not reported, then you as the tenant may be held accountable for the repairs to the ceiling. The landlord would still be responsible for fixing the water leak but any consequential damage may be your responsibility. It is essential that you report all maintenance issues to protect yourself.
“If it’s not in writing, it doesn’t exist” is a common saying in the real estate industry and it is relevant for tenants as well. Make sure you report all maintenance issues in writing.
Most likely your property manager has already requested you submit maintenance requests in writing but it’s not just for the property manager, it’s for your protection also. If a dispute were to occur, you would need to be able to prove that you reported the maintenance issues. Email is the absolute easiest way to ensure you always have a trail of your communication.
