The other Lennox agents I did not call in having had poor experiences with them in the past. I have bought and sold 4 properties in the area over the past 20 years. I think that Lennox Head agents are generally lazy and have held the local market back for years. To the detriment of home sellers and investment property owners. Tara had much better ideas of marketing. Was prepared to Auction on site. Not in a club with poker machines and beer swillers. She suggested I use a stylist to give my home a bit more appeal. She used a class auctioneer, not just a hack. I liked the fact she had an assistant and marketing people placing advertisements professionally. Therefore, Tara could concentrate on working on finding the best selection of buyers and bidders for my sale. I like the way the staff and agents work as a team. I have met quite a few of the individuals from First National Byron and found them all well-presented, polite, professional and punctual. I was unsure re the cost of the styling which involve the removal of many of my possessions and furniture. However, I went with Tara's marketing plan once I decided to appoint her as my agent. I simply left everything to her and went away on holidays given access. The whole time I was away I was updated by email of all advertising, given the opportunity to comment on this, phoned regularly. Tara and her team’s communications and effort were outstanding. I set what I thought was a realistic reserve and hoped for the best. By auction morning there were 13 registered bidders, a crowd of over 100. Even a coffee cart dispensing much needed calming coffee and tea. The result? Over $100,000 over my reserve which was more than $100,000 more than the top estimate of the other local agents best estimate. If I had chosen anyone but Tara I would have undersold.

Shortly after that first meeting, we mutually arranged a second to discuss our general situation - although at the time we were not active buyers or sellers. Shortly after, we decided to sell a property at Brunswick Heads. We naturally contacted Paul & Tara who gave us invaluable advice as to when & how best to present the property to the market. Their estimated price range proved to be well judged and we accepted their proposal that auction would be the best approach. In consultation with us (as was the case throughout the 5 week campaign) put together an excellent marketing plan. They met with us each week at our home for a detailed briefing on enquiries, negotiations and other developments with prospective buyers. They also diplomatically managed relations with tenants in the property who might be inconvenienced by the Open House arrangements. I had not sold a property for 20 years (in Sydney), so was grateful for Tara & Paul's understanding - particularly just after the property was listed when we received what seemed like a very good offer. I was quite nervous about losing that opportunity, but Tara & Paul's experience told them that holding out until the auction would bring the best outcome. At the same time, they reassured me that of course the final decision was mine & that they would facilitate a sale before auction if I wished. She was always honest about potential pricing of the home and never inflated the figure just to try to engage us as clients, unlike previous agents. Above all, she was always respectful of what this property meant to us emotionally as our family home for 35 years and that it was the final abode for our deceased parents. We quickly recognized her professionalism and efficiency. Tara’s highly effective communication strategies were evident in person, on the phone, in email and print. Costings were always explained clearly and concisely and we have not been surprised by any unexpected bills. She has always been highly personable, non-judgmental, confidential and dignified in her dealings with us as a family and as individuals. The property was tenanted at the time of sale by somewhat prickly occupants, we had three owners in three different locations and with varying expectations of marketing strategy and price. This could have been daunting to the hardiest of agents, but the overwhelming reaction from Tara was a clear “We can work with that”, “We can work around that” and “We can make that work.” She has negotiated successfully and diplomatically with the tenants for us to allow access to the property for regular inspections, as well as ad hoc building and pest inspections. Tara liaised seamlessly with the Property Managers at First National whilst the tenanted property was listed for sale. We relied on Tara’s professional experience and knowledge of the area and the price range to help us navigate the sale of the property. She never told me what to do, but gave me evidence and information which allowed me to make sound decisions. I have no regrets about the decisions I made due to the firm foundation on which they were based. Tara also demonstrated that she was well-practiced in the minutiae and legal proceedings of the sale, and was aware of differences in legislation between NSW and Qld (which was confusing for us). She walked us through the process step by step, told us when we needed to take a particular course of action or when we were required to do nothing except wait to hear from the conveyancing solicitor or herself. I have thoroughly enjoyed working with Tara during this campaign. She has made a stressful event far less stressful, and we thank her very much for her professionalism, time and experience.
